Fitting Air Conditioning in a 1930s Surrey Semi
The 1930s semi is one of the most common house types we install air conditioning in. Here's what typically works well and what needs planning around.

Why the 1930s semi is such a common request
Across Cheam, Sutton and the wider Surrey suburbs, the interwar semi-detached house is one of the most common property types we're asked to fit air conditioning in. Built in large numbers during the suburban expansion of the 1930s, these houses share a fairly consistent construction that, in most cases, suits standard split air conditioning systems well.
That said, 'fairly consistent' doesn't mean identical, and there are a handful of features specific to this house type that are worth understanding before you start planning an installation.
Cavity wall construction and what it means for fixing
Most 1930s semis were built with cavity wall construction, which generally gives a solid, reliable fixing point for indoor wall-mounted units and straightforward drilling for pipe runs through to the outside. This is one of the main reasons these properties are usually quicker and more predictable to quote for than solid-wall Victorian terraces.
The bay window factor
A large number of 1930s semis have a bay window in the front reception room, sometimes on both ground and first floor. Bay windows increase glazed area relative to a flat-fronted room, which can make these rooms noticeably warmer in direct sun, particularly on south or west-facing frontages. It's worth factoring this into which room you prioritise if you're not planning to cool the whole house.
Loft conversions above the original roofline
A significant number of these houses have had loft conversions added over the decades, often with rooflights and dormer windows that weren't part of the original 1930s design. These converted spaces are frequently the warmest room in the house during summer, given their position under the roof and typically less generous insulation than modern building standards would require.
Common priority rooms in a 1930s semi
- Loft conversion bedroom with rooflights or a dormer
- Bay-fronted reception room facing south or west
- Rear kitchen extension, particularly with bi-fold or large glazed doors
- Home office set up in a smaller bedroom or box room
Kitchen extensions and rear glazing
Many 1930s semis have had single-storey rear extensions added, often incorporating large sliding or bi-fold doors that let in plenty of light but also plenty of heat during summer. These extended kitchen-diners are another common candidate for a dedicated air conditioning unit, sized to account for the extra glazing.
Garden space and outdoor unit placement
One of the practical advantages of this house type is that most have a reasonably sized rear garden and often a side passage or driveway, both of which give flexibility for outdoor unit placement. We generally aim to keep the outdoor unit away from bedroom windows, whether yours or a neighbour's, while keeping pipe runs as short and direct as practically possible.
Electrical considerations
Many 1930s houses have had their electrics updated at some point, but consumer unit capacity varies considerably from property to property. As part of a survey we check whether the existing supply can take a new circuit for the air conditioning system, or whether additional electrical work will be needed alongside the installation.
Single system or multi-split?
Given how many candidate rooms a typical 1930s semi with a loft conversion and rear extension can have, it's worth thinking early on about whether you might want more than one room cooled eventually. A multi-split system planned from the outset is often more efficient than fitting separate single systems one at a time, though starting with a single room and expanding later is also a perfectly reasonable approach.
